Become a homeowner in a year-round residential campsite!
Considering the purchase of a mobile home in a year-round residential campsite deserves careful thought before taking the plunge. For year-round occupancy or off-season rental, owning a mobile home offers a number of advantages: tax benefits, affordable rates, comfortable living and a wonderful environment.
Ready to take the plunge? We tell you all about it!
What is a mobile home in a residential campsite?
Contrary to what you might think, a mobile home is considered to be movable property, not real estate. Moveable at will, this mobile leisure residence can be towed on its chassis and four wheels. Height-adjustable pilings give you the freedom to stabilize your mobile home wherever you like.
More spacious than a caravan, the surface area of this type of light leisure dwelling must not exceed 40 m². When you become the owner of a mobile home in a residential campsite open all year round, a plot is sold to you so that you can park it safely.
This plot allows connection to the various infrastructures: water, electricity, gas.
What’s more, buying a mobile home in a residential campsite that’s open almost all year round offers a high level of living comfort. Ideal for nature lovers and picnickers, this mobile home offers an authentic way of life, with all the facilities needed for comfort: fully equipped kitchen, living room, bedroom, shower room and WC. Many year-round campsites offer this alternative.
The advantages of buying a mobile home at a campsite in the heart of the Landes countryside
In addition to the environment, buying a mobile home in a nature campsite in the Landes (40), such as our La Comtessenature campsite, has a number of significant advantages.
Affordable prices at a residential campsite
Are you thinking of owning a second home at a lower cost? Buying a mobile home on a campsite in France is an excellent alternative to buying a house or apartment.
Prices for new mobile homes in residential campsites range from €30,000 to €70,000, depending on :
- of their surface area;
- of their standing;
- their brand;
- of pitch on residential campsite ;
- the campsite’s geographical location.
You are also free to turn to the second-hand market. You’re sure to find light leisure homes for as little as €20,000. However, we strongly recommend buying a mobile home with a pitch, for the best added value.
For example, opt for a star-rated nature campsite in the Landes region, offering top-quality facilities: water park with slides, heated swimming pool, kids’ and teens’ club, restaurant, snack bar, grocery store, Wi-Fi, numerous amenities, services and entertainment. If you like cycling, choose a campsite close to cycle paths.
Consult the list of our mobile homes for sale !
Buying a mobile home: attractive tax benefits
By choosing to become an owner in a residential campsite open almost all year roundyou don’t have to pay property tax. You only pay a tourist tax per person and per night, and enjoy LMNP (Location meublée non professionnelle) status:
- Tax reduction.
- VAT recovery.
- Flexibility with no long-term commitment.
- Simplified rental management.
Reclaiming VAT on the purchase of a mobile home
Are you thinking of buying a mobile home to rent out at a residential campsite for nine months out of the year (March 1 to November 30 each year)? Exempt from notary fees, you can reclaim 20% of the VAT on the purchase price (new or used). However, this VAT recovery requires you to rent out your furnished accommodation for at least 5 years. It is also impossible to resell it within this period.
Buying a mobile home, a profitable investment
To ensure that buying a mobile home at a residential campsite remains a sufficiently profitable operation, there are a number of criteria to keep in mind before taking the plunge:
- Maintain proper management of your mobile leisure home.
- Choose a star-rated campsite.
- Choose a campsite with a good location and good facilities.
- Choose a mobile home with all the comforts you need.
Put all these elements together, and you’re guaranteed a rental almost all year round.
Choosing the right mobile home in a residential campsite open almost all year round
Would you like to buy a mobile home in a residential campsite open almost all year round? Make your choice wisely and take the following into account during your visit or inspection:
- state of insulation of openings ;
- frame condition (if not galvanized) ;
- condition of mobile home roof ;
- heating performance ;
- room configuration and layout ;
- dimensions of mobile home, surface area ;
- plot surface ;
- mobile home environment (sea view, forest view, lake view, pool view, etc.).

Committed to Sustainable Tourism: Our Approach in the Heart of Nature
We are delighted to welcome you to Camping La Comtesse, a place of relaxation and communion with nature.
Since 2021, we, Angélique and Axel, have been committed to creating a setting conducive to sharing moments with your loved ones, while preserving the nature that surrounds us. As passionate about the environment and respectful of people, we include each of our actions in an approach based on the three pillars of sustainable development: ecology, social responsibility and economic viability.
As soon as we took over the campsite, we implemented a strategy of “step-by-step progress”, aimed at achieving our environmental objectives over the long term. This translates into concrete actions such as reducing our energy footprint, careful water management, waste minimization, and support for local producers. These commitments are framed by charters, notably that of Sustainable Tourism, which guide our day-to-day decisions.
Our environmental commitments:
Maeva Respire group membership
- We are part of the Maeva Respire group, a network of eco-committed campsites. This enables us to benefit from advice and best practices to continually improve our environmental impact.
- Maeva Respire is helping us to evolve our approach towards ever more sustainable management of our campsite.
Sustainable Tourism Charter
- We are certified “Tourisme Durable” by the communauté de communes de la Vallée du Kiwi. This certification commits us to respecting an eco-responsible grid that frames our actions in favor of the environment.
Water savings
Preserving this precious resource is at the heart of our approach. To this end, we have installed water-saving devices on all our taps and regularly read our meters to detect any leaks. We also encourage our guests to inform us of any malfunctions so that we can take prompt action.
Waste sorting
- A central collection point is available just outside the campsite to facilitate waste sorting.
- We have also installed a container for bio-waste, helping to reduce non-recycled waste.
Promoting local and organic products
At the reception grocery store, you’ll find products from local producers located less than 30 km away. What’s more, our restaurant menu features vegetarian dishes and local produce to highlight the richness of our terroir.
And much, much more!
- We maintain our green spaces without pesticides or watering, letting nature take its course.
- Every week in August, we host a local farmers’ market to promote organic and artisanal products.
- We offer nature-based activities and showcase our beautiful region.
- We limit paper printouts by favoring digital media and inform our visitors via a panel dedicated to the flora and fauna present at the campsite.
By staying with us, you are actively contributing to our sustainable approach. Thank you for your support and commitment to preserving our beautiful planet during your stay! Click herefor more booking information.
